Rates went above 7% last week—for the first time in more than a year.

Here’s what that means if you’re thinking about buying a home.
At the beginning of September, the 30-year mortgage rate was 6.71%. Last week, it reached 7.03%. A year ago, it was 6.30%.
If you’ve been waiting for rates to fall, buying the same home could now mean a higher monthly payment.

And the forecasts? They’ve continued to move higher. In January, projections put rates around 6% for this year and next. By July, that estimate rose to 6.4%. In August, it increased again to 6.8%. Last week’s rate was above all three.

I’m sharing this to help you plan with realistic numbers. October through December is when many people start making decisions for the coming year, and hoping for a lower rate isn’t the same as budgeting for one.

Here’s what I’d plan around:
✔️ Rates in the 7% range, rather than counting on the 5s
✔️ More homes sitting on our local market than we’ve seen in ten years, giving buyers more room to negotiate
✔️ The possibility of refinancing later, if you qualify and it makes financial sense. Your purchase price, however, stays the same.
The goal is to find a home—and a payment—that works for you today.
