A mortgage is the most expensive loan a person can take in their lifetime — and the banking system is structured so that you do not realise it until decades after the contract is signed.

For the first several years of mortgage payments, the schedule is structured so that almost every dollar you pay is interest, not principal. After twelve months on a $100,000 mortgage, you still owe $100,000. You have paid down the debt by almost nothing.

This is not a bug — it is the design. The wealthy understood this generations ago.

What do they do instead? They buy in cash. If you have ever watched Million Dollar Listings, the Beverly Hills market, or the Hamptons summer auctions, you will notice that almost every serious purchase is announced with one phrase: "It is a cash deal."

Then they use the home as collateral for a line of credit. On a million-dollar home, they obtain access to roughly $800,000 of capital. Available at any moment. Drawn only when needed. Zero interest when not in use.

The middle class buys a home and pays for it twice. The wealthy buy it once.
