Lennar, one of the largest home builders in the U.S., has announced significant price reductions in some markets.

Sounds like the perfect time to buy… right?

Not so fast.

Builder incentives, rate buydowns, and promotional financing can make monthly payments look attractive, but it's important to understand the full financial picture before signing a contract.

Here's what every buyer should evaluate:

Is the home priced appropriately for today's market?
Does the purchase still make sense without the promotional interest rate?
Have you obtained an independent appraisal?
Have you compared financing with an independent lender?

A lower monthly payment doesn't always mean you're getting the best deal. The smartest buyers look beyond the marketing and focus on the long-term value of the purchase.

Before buying any new construction home, make sure the numbers work for you, not just for the builder.
