He Sold His HDB to Clear Debt. Now He Can't Buy Another One

Today I received an enquiry for one of my 3-bedroom HDB flats, one with about 47 years of lease left. What the buyer told me next is a lesson every HDB owner should hear before they sell.

He had his HFE approved, which is good. But then the red flags appeared.

Red flag 1: He's 38, his wife is 36. Take the youngest buyer's age, 36, plus the 47 years of lease, and you get 83. That's below 95. When that number falls short, you cannot fully use your CPF or get the maximum HDB loan, which means topping up with cash.

Red flag 2: His HDB loan was only approved for $88,600. His cash proceeds from selling his previous flat were about $200,000, but he had used all of it to clear his debts. The problem: when you take a second HDB loan, HDB requires you to put up to half of your previous cash proceeds into the new flat. That money was already gone.

The result is heartbreaking. His numbers simply don't add up. Older flats that could satisfy the age-plus-lease requirement were far out of his budget. He's now staying with a relative while he figures it out. I advised him to write to HDB to appeal, because that's genuinely the best option left.

Here's what matters: if he had planned first, spoken to the right people, and worked through the numbers before selling, he might have kept his flat and paid down the debt slowly, with a roof over his head the whole time.
